In the heart of Coventry, a significant milestone has been reached with the completion of the first phase of iQ Longwood Place, a student accommodation project developed by Topland Group and McLaren Property. Located just minutes from the University of Warwick campus and a 15-minute bus ride from Coventry city centre, the development offers 572 high-quality student bedrooms.
The first phase of iQ Longwood Place marks a major step forward, providing not just a place to live but a vibrant community for students. Matt Loughlin, Chief Development Officer for iQ Student Accommodation, expressed his excitement, considering this milestone as a testament to their commitment to offering high-quality, community-focused student living.
The development team has worked closely with Coventry City Council, local businesses, and residents during construction. McLaren Construction Midlands and North, the contractors responsible for the project, have actively engaged with the community, providing on-site work placements and regular community updates.
Bruce Ruddle, Divisional Managing Director for McLaren Property, expressed his satisfaction with the successful partnership and technical delivery of phase one. He highlighted the project's investment in sustainability, landscaping, and community benefit, ensuring that iQ Longwood Place not only meets the needs of students but also enhances the area for years to come.
Gary Cramp, Managing Director of McLaren Construction Midlands and North, shared similar sentiments, expressing his pride in the completion of phase one. The finished development blends sustainability, comfort, and vibrant social experiences, featuring social spaces in every block, including an arcade, lounge, karaoke room, a range of study spaces, a gym, and landscaped outdoor social areas.
The scheme, delivered by McLaren Construction Midlands and North on behalf of iQ Student Accommodation, has officially achieved a BREEAM Excellent rating, demonstrating its commitment to sustainability. The development replaces outdated office buildings and a former multi-storey car park, making way for nine new residential blocks over the course of the two phases of construction.
Environmental best practices were followed during construction, including recycling demolition materials, sustainable waste management, and careful protection of nearby woodland and watercourses. The development is designed to harmonise with the natural surroundings, incorporating high-specification landscape finishes, tree protection zones, and enhanced green spaces.
William Davies, Director of Asset Management at Topland Group, is proud of the strong collaboration that led to the successful completion of phase one. He looks forward to welcoming students to their new home at iQ Longwood Place for the upcoming academic year.
Once phase two completes in spring 2026, the scheme will provide an additional 506 student bedrooms and 131 co-living rooms, bringing the total to 1,078 high-quality student bedrooms and 131 co-living rooms. iQ Longwood Place is designed to support students and contribute significantly to the city's student accommodation offer for the 2025/26 academic year.
