Firstly, it's crucial not to rush into selling timber to the first offer. Instead, actively market your timber to receive the highest offer. This might involve hiring a professional forester, who can help you get more money for your timber, fewer trees cut, more residual volume and economic value left in the forest, and increased satisfaction with the timber sale experience.

A written contract between the buyer and the seller is vital when selling timber to prevent misunderstandings and disagreements. The landowner should request to be informed several days before cutting begins to be present on the harvest area the first day to discuss the operation with the buyer or the buyer's representative.

Visiting the area frequently during the timber harvest helps ensure that the harvest is proceeding according to the terms of the contract and to discuss any questions that may arise. Upon completion of the harvest, the landowner should write a letter releasing the buyer from the contract and return the performance bond if one has been posted.

Selling timber through a bid process usually results in higher income compared to a single offer. A timber sale notice for a sealed bid sale should include the location of the sale, a description of the trees to be sold, the type of sale, times for potential buyers to inspect the trees, the date, time, and place for bids to be opened, whether a deposit is required, how payment is to be made, any major conditions or limitations on the sale, and the requirement of a performance bond.

Private woodland owners may choose to harvest their own timber and sell the cut product or sell the trees as they stand and allow the buyer to cut and haul them. Selling stumpage is the more common method for private woodland owners. However, harvesting your own timber requires special skills and knowledge, and there are substantial risks involved.

The Ohio Department of Natural Resources (ODNR) Division of Forestry has foresters located throughout the state who can provide assistance in selecting trees that should be harvested and recommend related timber stand improvement practices. Many large forest industries in the state will also provide limited forest management and marketing assistance to private woodland owners.

It's important to be aware of Internal Revenue Service regulations when selling timber, as one type of sale may provide greater tax advantages than the other. For instance, a sale-by-unit (also called sale-by-price or sale-by-scale) involves the seller receiving payments as the timber is harvested and delivered.

Some woodland owners sell their timber for only a fraction of its value because they do not market it properly. To determine what to sell, the landowner must decide which trees or areas in the woodland are to be cut and then determine for each species the number of trees and/or volume of wood or amount of products to be sold.
